Current Market Trends as of June 24, 2010 according to the Santa Barbara Multiple Listing Statistics
Sales are down across the board proving Santa Barbara is not immune to what is happening around the world! Although there has been some stabilization in average prices, sales volume is still way down, 28-32%. The one trend that I notice is that prices are returning to levels not seen since 2002/2003! That's great news for buyers in our market.
Here's the statistics at a glance for the first two quarters of 2010, first condos then single family residences and estates:

This information pertains to SFR and condominiums only and does not include manufactured housing or land. It also does not include 50 Million plus single sales. It's obvious when you look at the statistics for the first two quarters of 2010, the numbers are down in volume, but show prices stabilizing as I predicted. This is a great time to get off the sidelines and take avantage of these great Santa Barbara prices.
